To arrange a viewing on a property.
You need to contact a member of our team, either by telephone, email or alternatively you can call into our offices located on Ranelagh Main Street, Dublin 6.

Once we have established your requirements we will make arrangements for you to view a selection of available properties at a time and date that is suitable for you.

When you have chosen the property you intend to rent, we will require the following information:

References required:
Employment
Bank/Building society or credit search
Character references including previous Landlords/Agents
In certain circumstances a Guarantor may be required
Photo ID: for example, Passport or Driving Licence with a photograph
PPSN
Previous address
All contact details: mobile, landline & email address.
Previous home owners will need proof of ownership

Finances required:
One month’s rent in advance
Security deposit (similar to a month’s rent)
All payments must be paid either in cash or by bankers draft. We can only accept cheque payments on deposits providing that they clear before you move in.

During the entire process we will keep in contact with you in order to quickly resolve any possible issue that might arise.
Moving in.
Arrangements will be made for you to sign the Tenancy Agreement, pay the remaining monies due and to collect keys.
We generally carry out all move ins at the property.
We compile a report of the condition of the flat or house and take meter readings. The utility companies are then notified of the change of name, the date that you moved in and the readings taken.
In some instances some utility companies will not deal with third parties, in this event you will be notified that we are unable to do the transfer.

Ideally, rents are payable by Standing Order, you simply sign a form instructing your bank to pay the landlord. These are normally dated 3 days before your rent is due in order to allow for banking transactions.
For the 1st week to 10 days will liaise directly with you on any outstanding problems that have not been rectified.
For the remainder of the contact all correspondence will be directly with the landlord.
All contact details for the landlord will be supplied on move in.

Managed properties.
On all managed properties your point of contact is directly with us.
We carry out quarterly inspections of the property, once when you move in, Two during the year and the final one on move out.
